This 2-Story Garden Apartment complex consists of 11 buildings that have both vestibule and apartment entry doors. The majority of current entrances were dual door, with several units sharing each entry doors. All the current entries have wood decorative trim that needs replacing. There were 5 different existing trims styles and conditions. Additionally, this project required 24 existing basement doors to be replaced.

The owner’s goal was to give a fresh new look to the property with a more uniform updated design look to all the entrances. The property had 5 different entry styles, so several design options were considered. As the refresh was a considerable undertaking, a pilot entry was undertaken with one of the designs. Though the pilot was striking, the owner’s vision wasn’t fulfilled yet. A different look was then chosen which required removing the pilot trim and installing a new trim package. This second option was the winner once the owner’s team saw it.

Upon approval, the demo and installation of new doors and trim was performed throughout the complex. This included a demo of the existing entry doors and trim, replacing any wood blocking, then installing new energy efficient 20ga. steel entry doors. Next new custom polymer resin-based trim that is water, rot, and pest resistant was added to give the finished entry a completely refreshed and updated look. The owner hired an outside painting firm to paint the new trim. The completed look was highly praised by the residents, some commenting ‘that it is nice to see that the building ownership cares so much about the look of the complex.
