Like any window replacement project, The Parkway House Coop on Bloomfield Avenue in Glen Ridge, NJ, required the removal of approximately 1,000 previously installed early generation aluminum windows. However, this was no typical window replacement. This was a challenging project since there were many inconsistencies from the prior window installation that affected the overall look of both interior walls and the exterior facade. The original design created numerous differences in window placement within the exterior façade. In other words, many previously installed windows were not set in place to the same depth as the others thus causing many design and installation challenges and corrections for the replacement work.
Our goal for this owner of the property was to create a uniform consistent exterior & interior appearance throughout the entire building while upgrading the quality, features, and performance of their new windows. Due to the building’s existing problems, potential window replacement bidders went through a series of long and arduous interviews with the board members and architect. AAWD was chosen for its ultimate design solution, reputation, and the fact that no subcontractors were used on any of our projects. All installations are and always have been done by our in-house team of certified installers. These factors convinced the board and architect that AAWD was the best solution for this hi-end project.
AAWD’s solution was accomplished by using modern Crystal Windows & Door aluminum windows that AAWD supplied and installed utilizing a variety of flange and custom bent break metal installation methods on this 9- story mid-rise building. The 1,000 new energy-saving Double Hung Aluminum windows included Ultralift balances so senior residents could operate their windows easily. All windows had an automatic sash locking feature that ran the full length of the upper and lower sash, making opening and closing easier.
Installation coordination is a bit more complicated in coop and condo buildings where the unit is owned by the residents in most cases. But as always, the team at AAWD completed the project to the satisfaction of all the unit owners, and property management staff. As they stated, “we were worried every step of the way, but John assured us that everything would be fine as they are known as the occupied space installation experts!
