The Landmark Companies counted once again on a trusted long-term relationship with American Architectural Window & Door to replace the windows at one of its properties, Hillside Gardens. This property, which consists of (26) three-story buildings with 401 apartment units is located in Keasbey, New Jersey.

Due to the size of the project, and with all the work being performed in fully occupied apartments and buildings, careful coordination was critical between Landmark Companies management, its residents, and AAWD’s team of certified installers. Work began in the summer of 2024 with a building-by-building schedule of workflow, resident communications, and material deliveries. After the removal of the original single-hung aluminum, windows and patio doors, the work of installing new windows began.

The project included installing all new Aluminum windows with thermally broken frames and sashes because they are the proven long-term solution for many rental properties. The installation method utilized an exterior flange, with interior trim & clip system, along with custom brake metal trim where required. The project was completed two weeks ahead of schedule with more than 2,200 Heavy Commercial Aluminum energy efficient double hung windows with Low-E glazing and Argon gas being installed in the apartment community. AAWD also installed an additional 200+ tempered energy efficient basement sliding windows with obscure privacy glass.

Though Hillside Gardens is in a wooded area, noise was also a concern because of the apartment complex’s proximity to a major highway. Besides benefiting from new energy efficient windows, the quality of the window design also substantially reduced exterior noise to the accolades of many residents.
